Inclusive Stay Policy
We do not discriminate against dogs — whether by weight, size, breed, rescue status, temperament, age, or medical condition. All dogs are welcome. That’s why I never ask questions before you book, such as “How big is your dog?” or “What breed is he?” That said, I’m genuinely curious about your dogs and would love it if you could send me a photo before your arrival, along with their names and breeds. We’ve welcomed Great Danes, Chihuahuas, dogs with cancer or terminal illness, reactive and rescued dogs, overly excited dogs, quiet dogs — and many more. All dogs are different, and all are welcome here. Our Inclusive Stay Policy applies equally to all human guests. We welcome everyone, regardless of religion, race, nationality, gender, sexual orientation, age, disability, marital status, family status, occupation, or cultural background. Our dog policy goes beyond the ordinary. Dogs are not just allowed — they are truly welcomed as family members and VIPs. We are a genuinely dog friendly property. Dogs are welcome inside, they can sleep with you, and they can enjoy the spaces you enjoy. We believe that if a place calls itself dog friendly, dogs should be able to stay comfortably with their families. Dogs are also welcome to swim in the pool, and many of our guests love watching their dogs enjoy the water during their stay. To help keep everything clean and comfortable for everyone, we provide dog sheets to cover sofas and furniture when needed. We understand that some accommodations describe themselves as “dog friendly” but have strict limitations. We prefer to think of ourselves as truly dog friendly — not just dog tolerant — and we aim to make your dog’s holiday as enjoyable as yours.
Suitability
We love welcoming as many dogs as possible to enjoy a relaxing bush holiday. Our property spans 20 acres, with beautiful dog friendly spaces to explore. Because of the size of the property, some areas do require walking, so it’s helpful to consider your dog’s age, fitness, and mobility when choosing the best accommodation for your stay. If you’re looking for a peaceful stay close to the swimming pool—and avoid the steps leading to the swimming pool—the Wagon is a wonderful option. If you’d prefer to be nearer the winter dam, creek, and natural pools, the Studio may be the perfect fit. For a detailed comparison of the Studio and the Wagon, please see the section below titled ‘Studio vs Wagon’ On some occasions, depending on your dog’s health, mobility, or needs, it may be more suitable for them to holiday at a dog friendly hotel rather than a 20 acre bush retreat. You know your dog best, and we want every stay to be comfortable and enjoyable for them. This equally applies to our human guests. If you’ve recently had a joint operation, have limited mobility, reduced fitness, or respiratory concerns, please keep in mind that our 20 acre bush property involves some walking and uneven terrain. This may affect how freely you can explore and how easily you can access certain areas. We want every guest to enjoy their stay comfortably, so please consider your personal needs when planning your visit. If your stay is focused on simply enjoying the view and relaxing in and around the accommodation, mobility considerations may not apply. We have welcomed guests undergoing cancer treatment, guests seeking a peaceful escape from the city, guests in mourning, and many others who simply needed a quiet, restorative break.

Is your property enclosed?
This is a difficult question to answer simply. We offer an incredible 20-acre Sniffari bushland experience for dogs and their families—something truly unique within 30 minutes of Perth. Our property features private dog-friendly trails, a swimming pool, winter dams, natural pools, a creek, and beautifully landscaped gardens. No other dog-friendly accommodation in the area offers 20 acres like we do. If you’re imagining we only have one acre or so, it might make sense to expect the entire property to be enclosed—but our land is large enough to fit around 200 -230 average residential lots in Perth. So, to clarify: no, we do not enclose the entire property. However, both the Studio and the Wagon have their own secure, private enclosures. The Studio’s fenced area alone is 800m²—that’s the size of 3 to 4 full-size tennis courts! For dogs with poor recall, we strongly recommend using a long leash on our trails for peace of mind.
Dog Friendly Swimming Pool
Our bush swimming pool is a guest favourite, particularly in the warmer months. It has been proudly featured by Hey Perth, Destination Perth, Perth is OK, and Experiencing Perth Hills — all organically, with no paid partnerships. Pool Information • Open all year round • Shared facility between the Studio and the Wagon • Not heated — dogs happily jump in regardless • Fully registered and compliant with all local regulations • Engineering and safety inspections completed by authorised inspectors • Daily maintenance including water quality and chemical checks by our professional pool team • No lifeguard on duty • Swim at your own risk About the Pool • Created to preserve the surrounding natural environment • Unique, beautifully integrated into the bush setting • Very Instagram worthy and popular with guests Safety & Responsibility • Please make your own risk assessment for yourself, your children, and your dogs, considering their abilities, confidence, and temperament • Supervision of children and dogs is required at all times, and it remains the guest’s responsibility to ensure they are safely monitored throughout their stay. Location The Wagon and the swimming pool are located on the elevated part of the property. The pool is just 15 steps from the Wagon along a relatively level path, and there are steps leading up to the pool from the Studio. The Studio is located in the lower area of the property.

Over the years, we’ve welcomed dogs of every personality, breed, age, size, and health condition. We proudly do not discriminate. Located just 15 steps from the swimming pool along a relatively level path., it allows guests to easily check availability at a glance. The Wagon also provides direct access to one of our private bush trails. For dogs that thrive on space and freedom, the Studio offers a truly special experience. It features a fully enclosed private area of over 800 m² — comparable to three to four full-size tennis courts — reserved exclusively for Studio guests. This allows reactive dogs to move, explore, and relax without interruption. Our property offers only two accommodations — the Studio and the Wagon — thoughtfully positioned in separate areas, ensuring privacy and tranquillity. This is not a caravan park; there are no crowds, no neighbouring noise, and no constant foot traffic. Most guests don’t usually stay at the pool for long periods, and encounters with other dogs along our multiple private trails are exceptionally uncommon. While a completely reactive-free environment can never be guaranteed, we are deeply committed to careful coordination and open communication to provide the most peaceful and enjoyable experience possible. Many mention that our communication before arrival helps put their minds at ease about whether the property will suit their dog’s temperament. Mandatory Requirements:
All guests are required to e-sign the rental contract (Guest Occupancy Agreement/Short Term Rental Contract) and complete the security hold. The security hold on your credit card is processed two days prior to check in. Pre arrival information cannot be released until both requirements are completed. Payment
We accept only Credit Card payments. The initial payment of 50% is due at the time of booking, and the second payment is automatically collected 30 days before your arrival.
Cancellation and Refund
Guest receives 100.00% if cancellation occurs at least 30 days before arrival; No refunds within 30 days of arrival.
Check In and Out Times
Our standard check‑in begins from 3:00 PM, allowing ample time for your space to be beautifully prepared, and check‑out is by 10:00 AM to ensure a smooth and seamless transition for all guests. For those who’d love a little extra indulgence — perhaps to sleep in, linger over breakfast, or simply savour a slower start — you’re welcome to request early check‑in or late check‑out during the booking process. These enhancements are offered subject to availability and applicable fees, and are designed to give you more time to relax, unwind, and enjoy every moment of your stay.
Minimum Nights Policy
Minimum Stay Requirements Our standard minimum stay is 2 nights, giving you plenty of time to relax and enjoy all the dog‑friendly activities at Mountolive Studio and Garden. At certain times, a 3‑night minimum may apply, and on some occasions 1‑night stays are available. Because we offer a range of experiences for you and your dogs, a single night can feel a little rushed. Still, we understand that some guests can only escape for one night, and we’re always happy to welcome you whenever you can visit. Flexible Check‑In & Check‑Out for One‑Nighters If You Book Directly Through Our Website To help one‑night guests make the most of their stay, we offer flexible check‑in and check‑out times (subject to availability and fees). You can request early check‑in or late check‑out during the booking process when booking through our website. If you forget to request flexibility at the time of booking, no worries — just let Junko know. Please give us at least 24 hours’ notice before your check‑in time — and the earlier you let us know, the better, and we’ll do our best to extend your stay so you can enjoy more of what Mountolive has to offer. No Party Policy
Small family birthdays or milestone gatherings are welcome — please communicate with Junko in advance. Large or noisy gatherings, pre‑wedding, wedding, or post‑wedding events, and any bookings involving professional services such as photographers, videographers, drone operators, makeup artists, celebrants, and similar providers are not permitted.
